Yep this is terrible. I too did the route on boxing day around dusk, and got myself into a proper pickle on it, couldnt tell you how many times my feet pinged. Plus it was awkward as hell stepping round some of the big blobs.
Damn shame, tis a dangerous/tragic game at times.

probably going to pull out, losing search and survey fees, NNFN!!!



to be fair there are worse NNFNs...better to lose now than sink money into a black hole...

I agree with the above. I know you've got a little nipper so may not be keen for the mess but a handful of quotes and a bit of hardball negotiation could be worthwhile.
What sort of things are the problems? And how sure are you that the problems are major? What sort of survey did you spunk for?

If the problem is really bad you may be able to justify buying a digger, which is awesome. From shit grows roses and all that...

I guess 'major' is subjective
scope of work is as follows so far: Cavity wall tie replacements, flat roof replacement, lintel replacements, groundworks to tap/drain a spring (!?!) in the garden, terracing said garden for't' nipper to ride a bike in (serious hill issues) replacement windows, possible new boiler and electrics. WE'd want to put french doors in too, and the raised decked area will need replacing/repairing as it has wet rot.
I can free up enough cash to get it all  done, and they may even come down a bit, but the main issue for me is the spring in the garden - we've been told that it's difficult to tell where the source is coming from which makes me jittery to say the least!
Plus it's realistic that the work will take 6 months at the outset before redecoration. To be honest, with a 6 wk old, it's not feasible, at least Mrs rginns doesn't think it is, and let's face it, she holds the purse strings...

This is just from the valuation report that we spunked for, so doesn't include further stuff that may come up.

Current thinking is that a nice uncomplicated finished house with a biggish flat garden for child to have a swing and a run around in is a better option. It certainly seems I'd have less stress in the next 6 months!!  :shrug: :-\

Hmmm. Apart from the spring, was the rest of the stuff not apparent before you got the valuation done? I'm trying not to sound like a condescending twat but stuff like needing replacement windows / age of the boiler / rotting decking and a great big hill that needs flattening would be things you'd already know about before you spent money on survey / search fees non?

Completely understand not wanting to take a project on with a six week old in tow. Just wonder why this place seemed a better idea than.....

THe location is perfect.
Total case of rose tinted 'aaahh it'll be reet, just needs a bit of filler that' type thinking from someone who isn't particularly practically minded.
The space in the house is great.
Think I was preferring not to think about the difficulties, in the hope that they'd go away.
They didn't, and then we did the sums and an easy life seems like a better option.
It's a shame because the house is perfect.

The spring is probably one of those "we dont really know what to say here so we have to say the worst just in case someone sues our arses" type statements from the surveyer.. when they're nto sure about something they always err on the side of caution.. You may well find if you speak to someone in the know that its actually no problem...

Like you say though - its an arse living in a building site for  few months, and an even bigger arse having to manage it all...

It is a buyers market though.. plenty more fish in the sea etc..?

Well after a shit conversation I pulled out of the purchase which meant that the vendor womans sale also fell through. Ah well. Complicated by the fact the estate agent is a friend of ours :-\

Get a phone call 2 hours later to say she's dropping the price by 10k  :o  :o
food for thought...but 10k for a spring? hmmm let me think about that... :-\

The upshot is now that we've been accepted on a bigger house that needs FORK ALL doing to it. And the garage is a yard wider. Awesome. NNFN to a YYFY in a week.
