Indeed. It strikes me as a f*cking joke to charge someone £30k for a lake (and near shore) that you can't do anything with because its in a National park, that you can't do anything in (because its inaccessible and in a National Park), that will some day give you a f*ck off huge bill for maintenance...

They managed to sell Blencathra for a tidy sum even though it only had limited grazing rights, you did get to call yourself LORD of THRELKELD though.

You can imagine plenty of people the idea of owning a lake in the lake district would appeal to. You know, they drive jags or beemers with short personal plates, live in Berkshire or Surrey in a converted farmhouse, etc, etc.

A friend of mine who is a Sgt with Nottinghamshire police has a great story of going to visit a house in Strelley (not a salubrious area) and saw printed on A4 sheets and taped to the inside of the windows of a council house 'Lord Strelley lives here'.

(note I'm not demeening anyone who lives in a council house, just pointing out that there is a range of fuckwits people who will waste money on titles, personalised bnumber plates and the like)

I had neighbour in Lincolnshire Lord Petherbridge,  he lived in a caravan at the back of the farm over the road. Next door to the caravan of Viscount jones who ran the local dog grooming parlour.

I don't think you put your place up for auction unless you are forced! Reading TripAdvisor it seems it closed down about Aug last year. There's a lot of property for your money but it is pretty remote so attracting patrons must be tough. still f that price you'd only need minimal occupancy for it to wipe its feet.

Shirley you don't pay VAT on land? I can see you'd pay VAT on top of the auctioneer's fees 1.5%? so £3750 plus £750 VAT.

The Stamp would be 2% of the price >£125,000 so £2500

Just for the record, it doesn't matter who bought the title, my dad is officially the lord of Threlkeld. And I'm the rightful successor when his reign is over!

Depends on if there's been an "option to tax" on it by the previous owner.

Provided you buy with a VAT registered company it's just a timing issue anyway as you can reclaim it.

Business lenders will usually offer a short term extension of the loan to cover it.
