Room rent price knowledge please...

See title. Looking for ideas about rent prices.

Single room, unfurnished, rather nicely decorated, plus pretty much exclusive usage of a communal but un-used lounge (again well decorated). Broadband already there.

House is pretty nice, great location and views, quiet area, good kitchen, garden etc.

So basically it's a simple room with a fair bit of niceness around it.

What would be a fair rent price?? With / without bills??

Not sure if this helps you but my experiences of different rental rates:

Leeds, Headingley (students/families mix) area. Paid 60 per week not including any bills.
West Kirby (middle-upper middle class area of Wirral) Paid 55 per week but that was due to a friend owning house.
Aigburth(bohemian,middle class families,yuppies,working class,students) Liverpool. 40 per week and have a nice room with high ceiling. No damp or grotty wallpaper problems.

Have you looked at easyroommate.com? Maybe gives you a good idea of prices by searching similar properties in the area you're moving to.

Hyde Park, Leeds, pays about £55-65, Headingley about £60-70 and Woodhouse £45-60 not including bills. That doesn't really help though.

For a decent sized room in a large house with nice garden, I paid £175 pcm in Hunters Bar, excluding bills.
I now pay £185 pcm excluding bills (though this time council tax is included in the rent) for a small room in a nice house in Sharrow, with a small garden.

Both rooms are/were furnished, in decent houses, with gardens, in good locations (for a climber).

I reckon the majority of people round here (Sharrow/Hunters Bar) pay betwen £170 and £230.

No idea on prices, but my two pence worth; If you are planning on doing this regularly, spending a few pounds on an IKEA bed, wardrobe and desk will definitely make it more appealing, and pay for itself in less than a year.

I'm not a student and I don't live in a hovel, the same goes for most people I know. If you add bills to the figures I gave, you get roughly the same estimates that you just gave.

i've been charging £280pcm including all bills except phone and haven't had any complaints. it's a pretty big room.
