Stanage North Lees; campsite up for let

The Peak Park have put the popular climber's campsite at North Lees below Stanage up for let 'from 1st January 2015 for a term of 5 years'.

Currently the Peak Park own and manage both Stanage and the campsite, but in recent years goverment cuts have reduced the budget available and the Peak Park are looking at ways to make the estate cost neutral.

Shark, what about it? A UKB campsite, it should more than wash its face.

There is a certain circulatory to this. If it does wash its face then at worst it is "cost neutral" which means there is no basis for the Peak Park letting it out other than a tacit admission that they are hopeless at management.

Maybe a little re-invention along the line of Yurts with hot tubs line could bring in a new revenue stream?

Surely theres room for a Starbucks... ;)

Has that hotel down towards Bamford that was derelcit a few years ago evern been redeveloped?

Clearly some great ideas coming out, too good for a campsite.

As far as I know it is cost neutral currently. However the NPA are required to charge VAT whilst a small business would likely not. So 20% gross potentially there for starters. And currently it is run in a low key way for climbers, rather than to make money, so there's no doubt there is potential, however as a small businessman I'm not sure I'd like to take on pension liabilities under TUPE, so it may be a non-starter.

 I suspect the park would prefer to replace a cost-neutral business with a simple income from rent.

Lots of potential for hosting events there Shirley? Tented/yurted wedding receptions, the odd rave or two?

The responsibility for the workers pensions part looks like the big uncertainty from my pov.

Pension rights are not de novo, the Peak Park will I expect have liability up to the point of TUPE (not an employment / pensions lawyer) and in any event, Bill's no spring chicken
